Emergency glazing callouts growing in the Golden Triangle of Essex

Misty Glaze receive a lot of emergency glazing callouts and emergency window replacement in Loughton, Chigwell and Buckhurst hill. As the Nights are drawing in, we experience a very high volume of breaks in, Burglaries, and criminal damage.

Throughout the years at Misty Glaze we have noticed that when the clocks go back and when Halloween is on the horizon, the crime rate go from moderate, to very high. The main areas that we receive the most emergency glazing callouts are around Chigwell, Buckhurst hill and Loughton. This area are known as the “Golden Triangle of Essex”. Being one of the most affluent areas in Essex brings its problems, and has seen a large raise in bulglaries and break-in’s. The main emergency glass repair callouts we receive is for double glazed breakage.

Window emergency callouts

If you fall victim and are in need of an emergency glass repair, you can be sure that Misty Glaze can secure your premises quickly and professionally at fair and affordable prices. We can also work alongside any home insurance companies for our emergency glazing repairs. All crime reference numbers issued by the police will be visible on each invoice.

If you require a emergency window replacement or a upgrade to the laminated specification, we can just replace the glass unit ONLY instead of having to change the frames. This is a very affordable solution and is a very popular, clean and hassle free.

We have noticed over the last couple of years a big increase in glass units being attacked‎, the common thing is on aluminium bi fold doors and patio doors, a screw driver is used to bend the profile, leaving metal on the edge of toughened safety glass causes both panes to break, laminated glass would prevent this, this is now starting to happen on many UPVC Windows and Doors.

Upgrading to Safety Glass

90% of the time, the Glass units are toughened safety glass. This is the glass specification that breaks safely, and leaves a big hole to walk in and out of a building without causing any serious injuries. Unfortunately, this is the method of entry to most Burglaries that we attend in Loughton, Chigwell and Buckhurst Hill.

Upgrade your previous glass units to a more secure design, (which would consist of 6.4 laminated on the internal & external panel) makes the glass very tough and durable. Just like a car windscreen, this glass breaks but holds together, making it a very difficult and a noisy point of entry for a intruder. On many emergency glazing callouts we have seen the attempts of a burglaries fail due to the lucky home owners having laminated glass.

Below is an real example on how the both glass specifications have broken;

This is from a actual real life Burglary in Loughton and a failed Burglary attempt in Chigwell, due to the laminated Glass.

With all of our emergency glazing callouts, we offer the option to upgrade to this safety glass. Please contact us for more information.

There are lots of other options to keep your premises secure throughout this critical time of year leading up to Christmas, please see some of our tips below:

  • 1. Never leave keys in back doors, this is a prime target that burglars prey on, it gives them the easy access in and out of the property by breaking the glass, most doors are made with toughened safety glass, and this means that it’s all safe for burglars, this glass breaks in lots of little bits, and a big opening will be left to walk in and out of.
  • 2. Always keep a radio or lights on, especially if you know your going to be out all day and night.
  • 3. Dogs are a great distraction, even a simple sign warning of a guard dog can scare a intruder.
  • 4. CCTV, is very good, but if budgets are tight, some simple signs in windows warning that cctv is in operation can be very beneficial. Ebay is a great place to find these signs at very low prices.
  • 5. Glass alarms, these can scare a burglar, a simple device that sticks on the inside of you double glazed window pane, when the glass is touched or attacked, a loud noise will occur, the sensitivity can be adjusted ‎to stop any unwanted distractions when at home.
  • 6. Prikka strips , these are thin sharp plastic strips that can be installed on top of gates, fences, you can even bend them into arch shape for those arched doors and gates. This will stop any intruders from climbing ‎over gates and fences.
  • 7. Purchase some window safety film, this will make the glass harder to break when toughened safety glass is present, this is the cheaper option, Laminated double Glazed units can be upgraded, this is a very good option to stop impact and and break ins.

Broken glass repairs this summer

During the summer months, Misty Glaze receive a high volume of calls and enquiries relating to broken glass repairs. The main cause of these broken windows is often due to small stones, that are not visible under the grass, connecting with the blades on the mower or strimmer and flick up at very high speeds. If these small stones hit the double glazed doors and windows, the double glaze panels can crack. Or at worst, the broken windows can shatter completely (see the examples below).

As we are aware, the glass area is more likely to get hit by flying objects other than the frame, and its always the big double glazed doors that get hit by the stones.

broken-glazing

We get lots of broken glass repair calls from our local areas of Loughton, Buckhurst Hill, Chigwell and Chingford. We also have many garden maintenance companies that rely on our quick reliable and affordable glass replacement services for broken windows.
We have seen all types of glass breakages throughout the years at Misty Glaze, and some have been broken by pigeons and other birds that fly into the glass units. When the glass survives, you can usually see the outline and the wingspan of the bird!

We have also seen broken windows caused by stones that have flicked off tyres from passing cars that have hit the front windows and doors of properties.

We advise all our clients to make a check list of the things to do below, before plugging in those Lawnmowers and Strimmers.

1. Very important, to make sure all adults, children and pets are inside of the house when cutting the grass, if a stone can cause a extra strong toughened safety glass unit to break, with such impact and force, then the results would be devastating to humans and pets.
2. Check the areas that you are working on, for any larger visible stones.
3. If you have some timber boards, they can be put against the bigger areas of glass (like the doors).  Protecting the windows that are more than likely to cost more to replace if they get broken.
4. Always inspect the areas after using the devices for any broken glass, as there are many disputes between home owners and the gardeners on how the glass was broken. Because of the noise of the mowers and Strimmers, it’s very difficult to even know that you have done such damage to a glass panel.

Double Glazing Repair - Misty Glaze

Double glazing repair; Change one unit or all of them?

Lots of our clients that require double glazing repairs to their blown windows often ask the same question; will all of the units need replacing when a blown window becomes visible.

The answer is simple, and can be explained on the above pictures. Each blown window is sealed individually. If a glass replacement is required after noticing a misty glass panel, there is no need for a glass replacement of the panes next to them.

Each double glazing repair is installed into a separate area of the window or door frame. Every glass replacement has its own spacer bar, argon gas, desiccant & hot melt that seals the 2 pieces of glass together. This means that there is no connection between any sealed units that are in the same frame.

We carry our many double glazing repairs and glass replacements within Chingford and Epping on a daily basis. We only advise changing a glass unit when a blown window is become present, this will be noticed when white stains, condensation or water is seen in between the panes and glass units.

How long does a double glazing repair take

Each glass replacement can be carried within 10 to 30 minutes and is a very clean and straight forward process. There is no need to rush or panic to get the double glazing repaired if you are having decorating or tiling and other home improvements. A simple double glazing repair will have no affect as we only REPLACE THE GLASS UNIT, AND NEVER THE FRAMES.

So next time you notice a misty panel in one of your blown window units, remember, one unit can be replaced at any time! At Misty Glaze, we only perform double glazing repairs or glass replacements to units that have failed.

Are you getting the correct glass?

Making sure you are getting the correct glass specification when changing your double glazed sealed units.

We have been attending lots of call outs for Glass replacements at Public Buildings and New build apartments blocks, it is very important that the correct safety glass is used in these critical locations.

We have noticed that lots of the buildings when Double Glazed 20 + years ago, the rules and regulations for safety Glass wasn’t compulsory, and many have standard glass, a very alarming experience when we survey these premises.

With our special Glass laser tools, we can identify the glass, and make sure that any replacements are up to date with the correct British standards, our laser identifies the internal pane, + the Air gap thickness, + the external pane, it also indicates to us if standard glass is used, or laminated safety glass, or toughened safety glass, with the exact thickness.

merlin-lazer-measuring-tool

We get called to many broken panes, and they are more often next to many other units that have not been made to the correct safety regs, we will always make sure that the Double Glazed Sealed Unit that we replace, will be up to date with the correct British standards spec that is compulsory in todays health and safety practice.

We do have many people ask us to replace the units like for like, and the cheapest option that is present, this will be a simple NO from us at Misty Glaze, where the safety of the general public is our main priority and reputation in the Glass replacement industry.

Many say to us “what about the rest of the Glass in the Building, they are still staying in standard Glass and we haven’t got the budgets to replace all of these”. Our duty of care to any call out we receive, when instructed to carry out a Glass replacement, the glass spec we will be installing will be the correct glass for the particular Building type and critical locations, and what purpose the building serves, many times different thickness Laminated safety glass or Toughened will be used, and will have the correct B.S Numbers on the spacer Bar of the double glazed unit.

We will always advise that the Building managers take a look at all Glass that is any critical areas or locations of any Buildings, from Schools, colleges, libraries, Airports etc.

Please look at our Glass secificication page for more info on the different types of Glass + B.S Numbers when checking that your Glass is up to standards”.

Top Tips on Keeping your Home safe this winter.

The nights are now drawing in, mornings are getting darker later, and nights are getting dark early, unfortunately this gives the burglars and intruders the right setting they like to operate in.

At Misty Glaze, we get called out and see the impacts and devastating effect on what a buglary cause, there are lots of ways to prevent and at least try to stop you falling victim to this.

3. Dogs are a great distraction, even a simple sign warning of a guard dog can scare a intruder.

4. Cctv, is very good, but if budgets are tight, some simple signs in windows warning that cctv is in operation can be very beneficial, Ebay is a great place to find these signs at very low prices.

5. Glass alarms, these can scare a buglar, a simple device that sticks on the inside of you double glazed window pane, when the glass is touched or attacked, a loud noise will occur, the sensitivity can be adjusted ‎to stop any unwanted distractions when at home.

CAN I CHANGE MY LEADED GLASS IN MY WINDOWS TO CLEAR + UPGRADE TO A RATED SPEC

Our most recent project took place at 5 bedroom detached property in Loughton Essex.

Our client had aluminium windows throughout the house that were over 30 years in age, mainly all finished with square lead pattern.

There was over 30 units that the seals had blown on, leaving them to become Misty and Cloudy, our client wanted to change some things around by having the back windows in the house replaced in clear glass instead of the square leads, so they could enjoy the Epping Forest views and Greenery from there very nice manicured garden
There was a total of 68 Double Glazed Sealed Units that we were replacing, so our client asked about the A rated specifications available, we arranged some samples, as when you change from clear glass to Low E and Soft coat products, certain manufactured glass comes with a very noticeable BLUE HAZY TINT when the sun shines on the glass. We always like our clients to see what they are ordering when going down the A rated route of glass specs.
We always try to recommend the Planitherm Total + Glass by Saint Gobain, as this is the most clearest glass available in todays market in our opinion.

http://www.planitherm.com/products/planitherm-total-plus

We did show our client the other well known soft coat glass, and with no surprise her exact words were “ WOW, I AM GLAD YOU GAVE ME THE OPTION AND DIDN’T SUPPLY ME WITH THAT GLASS, I HELD IT UP IN THE SUN LIGHT AT THE WEEKEND AND WAS SHOCKED TO SEE HOW BLUE AND HAZY IT WAS, I WANTED TO ENJOY MY VIEWS OF THE GARDEN”

She decided on the Planitherm Total + for the internal pane, followed by a clear glass on the external, separated with a 12mm Black Thermix Warm edge Spacer Bar, and filled with Argon Gas, this will help to achieve more thermal insulation throughout the Windows, the windows at the front of the property had 9mm silver square oval leads, which we matched up to correspond with the existing ones

After 3 days of hard work from our installation team, we managed to get great results, and successfully restore the 30 year old window frames with a simple affordable glass replacement, our client had saved over £40,000 from having complete new Aluminium windows, we also replaced all of the Back wedge Rubber Gaskets on the inside of the windows to make the new glass specification perform to its maximum capabilities.

So if you do decide to have some new windows and doors, we advise that you inspect the Low E + Soft coat glass on offer, and check in the sunlight to make sure your aware of the Blue Hazy tints, many of times we are called in to inspect glass units in brand new windows and doors that are only a few weeks old, and customers ask us if that hazy look is right. Our answer is, always find out from your preferred company that is carrying out the works for you, to supply you with the exact make and manufacturer of glass that you will be getting to avoid any disappointment, and double check online of the latest reviews and info on that product.

Our client was left overwhelmed with the transformation we had done on the windows, light and airy rooms with great views, THAT’S WHAT WINDOWS ARE FOR, RIGHT??

This is the kind email message we received from Tracy
“CAN I JUST SAY THANK YOU AGAIN FOR ALL YOUR HELP, WE ARE THRILLED WITH THE WINDOWS, THEY HAVE MADE SUCH A DIFFERENCE, IT WAS A PLEASURE TO HAVE SOMEONE AS PROFESSIONAL AS YOU AND MISTY GLAZE TO DEAL WITH, AND WOULD RECCOMEND YOUR SERVICES WITHOUT ANY HESITATION. KIND REGARDS. TRACY”

I KEEP GETTING CONDENSATION ON THE INSIDE OF MY WINDOWS, IS THIS NORMAL?

“ I KEEP GETTING CONDENSATION ON THE INSIDE OF MY WINDOWS, IS THIS NORMAL?”
This is a question we get asked a lot of times
ASLONG AS THE CONDENSATION ISNT BETWEEN THE TWO PANES OF GLASS, YOU DO NOT HAVE A FAILED DOUBLE GLAZED SEALED UNIT
If you put your hand on the internal pane and the water comes off + the same on the outer pane, your double glazing is still ok, if you repeat this method and the Mist/Water appears on the inside between panes then you would require a new Glass unit, the sealed unit has failed, in some cases the water does dry out, but the glass will never get any better and the energy performance would decrease, eventually stains between the glass would appear, the following pictures show the stages of the Glass unit failure

Picture 1 shows visible early stages of Blown window unit, where picture 2 shows that the glass has been failed for some time causing the severe staining on the glass, this cannot be reversed and would require a new glass panel

2misty]
No matter how many people say, “isn’t there a method out there where they can drill a hole and re gas the unit” the stains would never go away and the repair would never be 100% right, or even as cost effective as changing the failed window pane, restore your existing windows with a simple and affordable glass replacement with guaranteed positive results, and bring back those great views that you had from day one of investing in your new windows
So next time you see any water or condensation on the glass panes, do the relevant tests to confirm if you have FAILED DOUBLE GLAZING, or just some ventilation problems, keep homes well ventilated, and f you have any mould around the windows and walls, you may well be worth calling a roofer or a builder to investigate further to rule out any leaks that could also be causing the damp areas to occur on the Glass
Please check out the link provided by leading Glass Manufacturers Pilkington glass to explain in more depth on the condensation problems, even being noticed by people who have just purchased brand new A rated windows

http://www.pilkington.com/en-gb/uk/news-insights/latest/external-condensation-the-answer-is-here

What about the condensation on the inside of the windows?

Condensation on the internal surface (surface #4) can typically be reduced by controlling activities within the home. For example, drying clothes inside or cooking results in hot humid air which then condenses on the relatively cold internal surface of the window. The most effective solutions are reducing these activities, improving ventilation or even using a de-humidifier. Of course, replacing old single glazed windows with much more highly performing double and triple glazing has helped to increase the internal surface temperature and reduce the incidence of internal condensation.
Without this new product the homeowner can do very little to prevent condensation occurring on the outside surface of highly insulating glazing

MY WINDOWS ARE OVER 20 YEARS OLD, CAN THEY BE REPAIRED

The most common enquiries our office staff receive on a daily basis is “ my windows are 10 to 15 years old, can they be repaired” my windows are between 20 to 30 years old, I have been told that I need to replace the frames and that they are unrepairable and you cannot just change the glass”

The answer is a very big YES! We can restore your windows no matter what age!!

This following blog post will answer all of the questions, if your existing windows are double glazed and are either, Upvc, timber or aluminium we can restore them by just replacing the glass or the broken parts, hinges, handles, locks ETC

Our latest project was for a client that inherited a Victorian property from his parents in the leafy suburbs of Woodford Green on the outskirts of London

On arrival to survey the Doors in question, we was amazed to see some very big looking Timber doors that had Two Misty glass units with Hinges and Glass sizes that you do not see every day!!!

Our Client explained that the doors were installed by his Father in 1960, and that he wanted to keep them as the held sentimental value to him

They were double glazed and were made up of 4mm clear float glass on the external and internal panes, separated by a 6mm silver spacer bar, two of the panes had failed and become Misty

He then told us the same story we hear on a daily basis “ I have had 2 well respected window companies come to inspect the doors and they said that the Glass cannot be replaced and that you should be looking to upgrade to the new bi fold doors, at the cost of between £5,000 to £10,000”

This Client wasn’t intrested in hearing anything else but “Yes we can restore your doors and just replace the glass”

After the order was placed and 3 weeks later, the installation took place, it took around 4 hours to replace the 2 units, as our installation team were aware of the Age and value these doors were to our customer, luckily we did change the Glass as many years ago Toughened safety glass wasn’t compulsory in Doors and Windows, and taking the existing glass out was a very dangerous and delicate process

We replaced the Glass in 4mm Toughened safety glass on the internal and external panes, making them extremely safe and user friendly now!!

We finished the external panes in external grade Dow Corning Anthracite grey 7016 RAL Colour Silicone to match the existing paintwork, our client was so happy with the end results and very grateful that we restored these wonderful doors

blog-2-image1 blog-2-image2

So when our Customers call us and ask those questions regarding the age of there windows, the answer is we can fully restore your windows, no matter what age by just simply replacing the Glass

The above project was the oldest product we have worked on to this date, at over 55 years old and successful results, we can most certainly help you too!!

Have a look at our before and after pictures of the wonderful doors, look at the size of the hinges, they certainly do not make them like this anymore!!!
